Tenant Fitness Rating
The fitness rating is derived from the following criteria’s using an algorithm put together by experienced landlords at WLA:

Quantity and type of criminal records (driving, drugs, violent, infraction, sexual, theft)

Quantity of Civil cases found in the court records (collections, small claims, NSF-checks, judgments, harassment, etc. )

Quantity of evictions on applicants history

Quantity of bankruptcies on applicants history

Average length of stay at each residence (previous 10 year history)

Rent to income ratio (Income is not confirmed. We leave that part up to the landlord to verify. Usually previous 2 pay stubs with rental application is sufficient.)

Quantity and type of pets (non service animals)

Smoking status

Valid SSN and ID
The score ranges from 700 to 0. WLA recommends renting to anyone with the score of 500 or more. If they score in the 400 range, you may still be ok with them but it is recommended to ask for a higher deposit or cosigner if available, to offset the risk. WLA does not recommend accepting anyone with a score below 400. It is the most helpful when reviewing multiple applicants at once to allow you to compare and pick the applicant with the highest rating.
